Proper, regularly scheduled roof maintenance is a critical responsibility for both unit owners and the association. This maintenance detail can be easily overlooked. While the responsibility for roof maintenance varies by association, well-maintained roofs benefit the whole community and should be addressed proactively rather than reactively.
Regular and proper roof maintenance extends the roof’s lifespan and helps protect the association and unit owners from avoidable insurance claims and emergency repairs. Roof inspections help prevent leaks, gutter debris buildup, mold growth, and long-term structural damage that can rapidly grow into major issues.
Routine inspections should be scheduled annually. While it might not be the most glamorous way to kick off the summer, the warmer months are the perfect time to start proper roof maintenance for your association. Summer provides more consistent, clear weather that allows inspectors and roofers to assess and repair problems in a timely manner. A roof inspection in the fall or winter is much better than no inspection at all, but you may be left waiting for sunny skies while a hidden leak continues to let in the Pacific Northwest rain.
