Water Leak Detection Systems
The Best Investment Most Associations Have Not Made
If you ask most condominium boards what their largest insurance exposure is, many will point to fire, earthquakes, or severe weather. Yet year after year, one of the most common and costly causes of property damage is something far less dramatic: a water leak.
A failed washing machine hose, a leaking water heater, a cracked supply line, or a faulty plumbing connection can release hundreds of gallons of water before anyone realizes there is a problem. In multi-story condominium buildings, water rarely stays in one unit. It can quickly spread into neighboring units, hallways, elevators, and common areas. This could result in extensive repairs, displaced residents, and costly insurance claims.
Fortunately, technology now offers a practical way to reduce these losses. Water leak detection systems use strategically placed sensors to identify moisture where it shouldn’t be. The system immediately sends an alert when a leak is detected. This allows owners, property managers, or maintenance personnel to respond before significant damage occurs. Some systems also include automatic shut-off capabilities that can stop the water supply when a leak is detected.
For many associations, the question isn’t whether the technology works — it’s whether the investment is worthwhile. When compared to the cost of repairing multiple units, paying large insurance deductibles, addressing owner displacement, and managing increased insurance premiums following a major claim, the answer is often “yes.”
Not every association needs the same level of protection. Some communities begin by installing leak detection devices in mechanical rooms and other common areas. Others encourage or require unit owners to install sensors near water heaters, washing machines, dishwashers, and sinks. Even a modest investment can significantly reduce the severity of future losses.
As insurance premiums continue to rise and carriers place greater emphasis on loss prevention, boards should look beyond simply purchasing insurance and focus on preventing claims from occurring in the first place. A water leak detection
system is one of the few investments that can help protect residents, preserve association finances, reduce disruptions, and demonstrate a proactive commitment to risk management.
Sometimes the best investment is not the one that repairs damage after it happens — but the one that helps prevent it altogether.
